Service Charge Accountant. OUR CLIENT is a successful, Pan-European real estate investment and management company with an extensive commercial portfolio. They have instructed us to help recruit a Service Charge Accountant to work with their small devoted ’Inhouse’ team on providing dedicated service charge and ancillary accounting services for the portfolio.
THE ROLE REQUIREMENTS for the Service Charge Accountant will include:
* Providing and supporting the service charge budget and reconciliation processes.
* Undertaking quarterly reviews of all service charge expenses and providing summary reports to the Property and Facilities Managers.
* Performing such quarterly, half yearly, and annual period end accounting tasks.
* Assisting with the creation of the annual service charge budgets and associated reports and analyses and checking quarterly service charge demands for accuracy.
* Producing half and year end accounts.
* Reviewing service charge caps and updating when changes are required.
* Reviewing the tenant apportionments and working with the Property Manager to resolve inconsistencies.
* Preparing the year end service charge reconciliation accounts for the property manager to review, having consulted with the facilities manager prior.
* Working with the management accountants monitor non-recoverable and capital expenditure and assisting with internal reporting. Assisting with analysis large scale projects for recoverable and non-recoverable expenses.
* Maintaining tenant and property details and administering the service charge issues relating to new and expiring leases.
* Assisting in the analysis of service charge accounts during the due diligence of new acquisitions and aiding the disposal of assets as instructed by the Head of Property Management.
* Working with internal teams and external consultants to ensure accurate utility costs and accruals are posted to the service charge.
THE PERSON and SKILL REQUIREMENTS for the Service Charge Accountant:
* Minimum 5 years’ experience as a service charge accountant or preparing commercials service charge accounts.
* A good technical background, demonstrating a good working knowledge of the RICS Code of Service Charge Practice, the principles of recoverability, and able to read and understand lease terms.
* Experience in calculating and maintaining service charge caps, including complicated caps with exclusions by cost heading or schedule.
* Experience of a commercial property management system (Yardi, MRI QUBE, Tramps etc) demonstrating a high competence in Excel and the ability to pick up new systems quickly.
* Good interpersonal skills capable of liaising with a wide range of colleagues, tenants, contractors etc.
