Job Description:
Maintenance Coordinator - Student Accomodation - Newcastle
Salary: £30,000 to £35,000 plus a discretionary bonus of up to 20% 
Hours: 9:00 till 18:00 Monday to Friday but will be required to work some weekends.
My client is a dynamic and growing property company, based in the centre of Newcastle with a large portfolio of quality properties.  Now seeking a skilled and experienced individual to join the team as a maintenance coordinator.
You will be required to ensure the smooth running of operation and maintenance of the property portfolio within your region, and for schedulng maintenance and compliance jobs with internal teams and external contractors.
Duties include:
* Managing maintenance operatives within the region and overseeing all activiies
* Ensuring the safety of properties and that they remain well-maintained and compliant with all relevant regulation
* Management of contradicting priorities with reactive and proactive maintenance activities
* Proactively resolve issues and complaints in an effective manner
* Plan complaince certification and remedial work when required
* Undertake regular inspections of properties 
* Act as key point of contact for tenants
* Assist with the organisation and management of annual tenant handover process planning and delivery each summer
* Aid with the introduction of new staff into the business
* Provide input to regular capacity utilisation and cost reviews
* Monitor the PPM scedule for internal and external staff, and undertake regular audits of PPMs.
* Work with supplier managemnt team to ensure Health and Safety compliance is met from contractorss
* Monitor costs in line with budgets
* Participate in proceess improvement initiatives to deliver improved capacity utilisation and operational efficiency

* Commitment to delivering excelllent customer service throughout tenancy
* Strong IT skills, experience using online schedular desired
* Excellent written and oral communication
* Strong HMO or PBS experience preferred.
