Job Description:
Positive Employment is currently recruiting for a Contracts Manager for our client a local government organisation in Kensington.
The successful candidate will ensure the effective delivery of the Facilities Management related to hard services to the organisation’s operational estate including performance management, contract management, stakeholder management and performance auditing, working closely with H&S and Compliance Manager to ensure all requisite statutory compliance is met and the service supports delivery of the organisation’s plan.
As a key part of the Property functions management team they will also work with the portfolio managers to deliver the objectives of the operational Asset Management Strategy and ensure that every property has a detailed suite of information enabling effective short, medium and long term management.
This is initially a 4 month contract with the possibility to extend after that date. This role is hybrid working.
Duties and Responsibilities but not limited to:
*Management of the FM service including delivery of responsive repairs and proactive maintenance and investment services to maintain a good quality operational estate.
*Set targets, manage and audit the FM suppliers ensuring they: Deliver quality programmes that meet the set targets and within approved budgets. Comply with relevant Codes of Practice, Health and Safety legislation, Building Regulations, other relevant legislation and the organisation’s Asbestos Codes of Practice. Comply with the organisation’s Contracts Code and Financial regulations. Management information is provided as required, to Head of Property and input into the wider Social Investment and Property performance matrix. Set key performance indicators. To audit professional agents and contractors to ensure all necessary reports and records are in place to provide proof of compliance.
*Carry out trend analysis and understand the long term issues across the estate feeding into the wider Asset Management Strategy including managing the medium and long term maintenance plan and delivery of minor works.
*Provide engineering and FM advice and assist in the delivery of a centre of excellence for FM.
*Develop the service in partnership with key stakeholders to ensure a fully integrated Property approach.
*Agree and monitor Key Performance Indictors to ensure performance of suppliers is high, implementing the payment mechanism as required and monitoring supplier action plans if performance requires improvement.
*Provide professional advice on a wider range of FM and M&E issues.
*Act as functional expert for the contracts under management, e.g., energy, repairs and maintenance, etc.
Personal Requirements:
*Qualifications in FM Management or equivalent experience.
*Demonstrable management experience of a similar size service / function
*Expertise in use of Microsoft applications to assist in management of service.
*Significant experience in FM management
*Knowledge and experience of leading contract management
*Experience of performance reporting and contract management of a similar size
*Does not take things at face value and can find and implement solutions
*Ability to clearly and logically present written and verbal arguments, anticipating reaction and focusing on key benefits.
Working Hours: 35hrs / 9:00am - 17:00pm / Monday to Friday
Pay: £43.06 per hour
