Duties of Property Accountant: *Prepare monthly, quarterly, and annual financial reports for property portfolios, including income statements, balance sheets, and cash flow statements.
*Reconcile accounts and ensure accuracy in financial records, particularly around rental income, service charges, and maintenance fees.
*Ensure that all client money (rents, deposits, service charges) is handled in compliance with relevant regulations
*Reconcile client accounts and ensure funds are properly allocated and protected.
*Manage the accounts receivable process, ensuring timely collection of rent and service charges.
*Handle accounts payable, ensuring suppliers and contractors are paid on time.
*Prepare and manage service charge budgets, ensuring accurate allocation of costs for multi-tenant properties.
*Track expenses and compare them against budgeted figures to ensure proper fund management.
*Perform regular bank reconciliations for client and company accounts, identifying and resolving discrepancies.
*Ensure compliance with property and financial regulations, including client money protection (CMP) schemes.
*Assist with internal and external audits, preparing necessary documentation and ensuring the accuracy of financial data.
*Work closely with property managers, landlords, tenants, and external auditors to resolve financial queries and maintain clear communication regarding property finances.
*Supervise and support junior accounts administrators or finance assistants, ensuring that day-to-day financial tasks are completed efficiently.
Essential: *Proven experience in a finance or accounting role, ideally within the property sector.
*Familiarity with client money protection regulations and best practices.
*Strong knowledge of financial reconciliation, cash flow management, and bookkeeping.
*Proficiency in property management software (e.g., Qube, MRI, or similar).
*Excellent communication and interpersonal skills.
*Attention to detail with the ability to manage multiple tasks efficiently.
*Relevant qualifications in property management, accounting, or finance would be advantageous.
