Job Description:
Westminster City Council is looking for a skilled and experienced Building Safety Manager to lead the compliance and safety efforts for the council’s high-risk residential buildings. This pivotal role supports the Principal Building Safety Manager in ensuring adherence to the Building Safety Act 2022 and fostering a strong culture of building safety across the organization.
Key Responsibilities:
Prepare and submit Building Assessment Certificate (BAC) applications for Westminster’s high-risk buildings.
Act as the primary liaison with the Building Safety Regulator and other key stakeholders.
Collaborate with internal council teams, contractors, and consultants to ensure compliance.
Work closely with the Fire Safety Team to maintain safety across all high-risk buildings.
Support the Development Team in maintaining the Golden Thread of Information for new high-risk buildings.
Conduct detailed building inspections, identifying risks and recommending improvements.
Oversee the production of client briefs for fire improvement works resulting from building safety inspections.
Provide expert advice to internal departments on building safety policies and procedures, fostering a culture of compliance.
Support building control, planning, and listed building consent processes as required.
Engage with residents in high-risk buildings to promote safety awareness and transparency.
Key Deliverables:
Produce comprehensive building safety case reports to support BAC applications.
Deliver accurate and timely updates to the Principal Building Safety Manager.
Ensure building risks and remedial actions are clearly communicated across the organization.
Requirements: In-depth knowledge of the Building Safety Act 2022, Fire Safety Act 2021, and the Regulatory Reform (Fire Safety) Order 2005. Experience in residential building management, operations, and construction projects. Strong understanding of legislation applicable to residential buildings and construction activities. Proven track record in delivering customer satisfaction in a local government setting. Expertise in using compliance software and preparing detailed reports. Demonstrable experience liaising with residents, leaseholders, and stakeholders. Excellent communication skills with attention to detail and a solutions-focused approach.
