Job Description:
Our client is currently seeking an experienced Caretaker to join the team at a luxury development in West Sussex.
The shift pattern will be Monday to Friday, 8am - 5pm.
Main duties:
*To ensure security is maintained at the building whilst on duty, (e.g. all external doors are closed and secure) and to take responsibility in the event of an emergency crisis, (e.g., fire, flood, intruders), and take appropriate action.
*To ensure that the reporting and logging procedures of the building are strictly followed, as well as company procedures.
*Report plant failures to Managing Agent immediately.
*To be courteous, polite and positively helpful to all residents at all times, as well as to staff, guests and to contractors employed by the residents of the building. To triage residents’ initial complaints and manage accordingly with support from the Managing Agent where appropriate.
*To monitor contractors and service personnel attending the building, however this would not involve shadowing every person attending site.
*To keep all communal keys and access codes stored securely. Ensure these are correctly logged in and out (this would not include residents’ keys).
*To clean the common parts of Cores 2, 3 and 4 once per week, with high traffic areas to be cleaned more frequently and/or undertake reactive spot cleaning when observed or reported.
*To litter pick the car park and sweep the bike stores and plant/meter rooms on a regular basis. Litter picking around the exterior of the development to take place daily during walk round.
*To deal with administrative matters relating to management of the building and staff. To work closely in co-operation with the managing agent, keeping them well informed about events and issues which affect the building. To provide a written building report to the Managing Agents every fourteen days. Significant events and issues must be reported immediately.
*To monitor the presence of contractors around the building to ensure minimum disturbance to residents. Works are to be signed off (with photographs provided where feasible to the managing agents). Records to be kept and detailed within the written building report.
*Undertake a daily check of the development including the exterior, removing any obstacles or litter. Fire alarm, smoke extract panels and all break glass units to be checked and logged once a day. Report any defects or deficiencies to Managing Agent immediately.
*Undertake quarterly fire door inspections of all communal fire doors and log in line with company procedure (training provided). Flat front doors to be inspected once per annum.
*Weekly testing and recording of the lift line, fire alarm/equipment and monthly flick test of the emergency lighting. Ensure replacement of lamps within the emergency lighting system is undertaken and logged.
*Undertake minor maintenance works when directed to. Touching up of scuff marks on communal walls/stairwells to be undertaken when observed.
*Communal areas lamp replacements to be undertaken when observed or reported.
*Daily check of the bin store for dumped items, report bulky waste (fly tipping) to Managing Agent. Tidy and/decontaminate minor breaches of store use. Ensure all bins are moved in and out of the development for collection by the local authority every week. Undertake bin move rounds throughout the week to allow unimpeded access to empty bins.
*Monthly meter readings to be taken of the communal utility supplies and reported to the Managing Agent and utility providers.
*Removing graffiti on building to ensure it is kept clean and tidy. Report any resident or visitor behaviour breaches to Managing Agent.
*Checks shall be made of the roof space at least once a fortnight from mid-April to mid-June, with any gull nests removed (certified Fall Arrest Systems are in place). Routine checks to be made outside of this period, with any birds found roosting and/or loafing outside of the breeding season to be dispersed.
*Assist in distribution of important development updates or notices of upcoming works.
*Manage and maintain security systems in place (e.g. programming of access fobs - training to be provided).
Requirements:
*Experience in Residential or 5* Hotels.
*Reliable and timekeeping.
*Immaculate presentation.
*Strong written and verbal communication skills in English.
*Have excellent communication skills.
*Experience in the highest level of customer service.
*Be able to demonstrate initiative.
*Excellent communication skills
*Strong organisational skills
*Effective time management
*A keen eye for detail
*Proactive in dealing with issues and challenges
