Block Manager

Join a dynamic property management company with a rapidly expanding portfolio, including owned and third-party landlord properties. This is a unique opportunity to lead the block management function, driving growth and playing an instrumental role in shaping the company’s future.

Portfolio Overview *63 blocks, 346 units
Key Responsibilities *Oversee day-to-day block operations, including maintenance, repairs, and financial management.
*Build and maintain strong relationships with residents, leaseholders, and suppliers, addressing queries and concerns promptly and professionally.
*Conduct regular site inspections to ensure compliance with health and safety regulations, building codes, and legislation.
*Manage contractors and service providers, ensuring adherence to standards and agreements.
*Prepare and manage service charge budgets, monitor expenses, and deliver accurate financial reports.
*Handle annual service charge invoicing and budgets, and proactively chase overdue balances.
*Maintain detailed and accurate records related to block management.
*Stay updated on changes in property legislation and ensure compliance.
*Identify and resolve issues in block management, providing effective solutions while mitigating risks.
*Collaborate with internal teams, including accounts, legal, and property management, to ensure seamless service delivery.
*Handle LPE1s, other notices, and insurance renewals/claims.
*Prepare and present budgets for tenders and attend tender meetings.
Requirements *Qualifications: IRPM, RICS, or ARMA (essential).
*Experience: Minimum 3 years in block management, ideally in London or similar urban settings.
*Licensing: Manual driving licence (essential).
*Knowledge: Strong understanding of property legislation, including the Landlord and Tenant Act, Health and Safety regulations, and Section 20 procedures..
