Location: Warrington
Salary: £40 - £50k + £4,500 car allowance, hybrid and excellent Benefits

The Role
My client is seeking an experienced Regional Team Lead to join their Property & Asset Management team, manging a team of 6 in the North West Region. You will be responsible for managing a diverse residential portfolio of assets for their major infrastructure clients. This role requires a proactive leader who can motivate and develop their team while ensuring compliance with KPIs, SLAs, and contractual obligations.
Key Responsibilities
*Be responsible for managing a diverse residential portfolio of circa 350 assets between Staffordshire to Scotland (the bulk of the portfolio is in Staffordshire).
*Lead, motivate, and inspire a team of 4 Asset Managers and 2 Administrators to foster collaboration and accountability.
*Build and maintain strong client relationships, ensuring trust and confidence in service delivery.
*Oversee team performance, setting objectives, defining roles, and aligning work with company goals.
*Identify and leverage team strengths, supporting professional growth and development.
*Ensure compliance with company policies, procedures, and health & safety regulations.
*Provide strategic asset management advice to both the internal team and clients.
*Oversee management of encroachment cases.
*Support hiring, training, and continuous development of employees.
*Assist with H&S incident reporting and assurance activities, gathering necessary evidence and reports.
*Generate performance reports and provide regular updates to senior management.
*Drive efficiency and process improvements to enhance service delivery.
What We’re Looking For
*Extensive experience in asset management. ARLA/ RICS qualification or working towards that is a bonus.
*Strong project and programme management skills, with the ability to manage multiple projects.
*Proven leadership and line management experience, with the ability to inspire and develop a team.
*In-depth knowledge of property industry best practices and market trends.
*Excellent communication, stakeholder management, and problem-solving skills.
*Exceptional attention to detail, accuracy, and time management.
*Full UK driving licence required and own car due to site visits.
What’s on Offer
*£40k - £50k salary plus yearly discretionary bonus.
*Flexible working, two office days per week in the Warrington office, 1 day on site and 2 days from home to engage with the team. Occasional travel to Scotland/ Birmingham required.

*Travel expenses, paid for from primary place of work - to sites/other offices.
